In Boca, the answer changes when you cross I-95

East of the highway is the old city. The 33432 has a median build year of 1977, with 3,845 homes from the seventies and another 2,292 from the sixties, and the 33486 sits at 1979. In Old Floresta and Pearl City that means cast iron under the slab and galvanized supply lines, both of them past the age where anyone should be surprised when they fail.

West of I-95 the clock starts with IBM, which opened here in 1970 and employed 8,500 people by 1984. That boom put 12,573 homes in the 33433 up during the eighties and 9,111 more in the nineties, with the 33428 sitting at a median of 1985. That is the polybutylene window — the grey supply pipe installed between 1978 and 1995, before the Cox v. Shell settlement took it off the market. Anything built from the late nineties on is CPVC or PEX and neither problem is yours.
