Hollywood grew up long before modern piping standards existed, and that history is still running under the floors of thousands of homes. When we take a call from this city, the year a house was built usually tells us more than the caller's description of the problem.

This is a city of three layers, and they are stacked almost geographically. Joseph W. Young incorporated the town on 28 November 1925, and that founding core is still standing around Hollywood Lakes and downtown. Then came the boom of the fifties and sixties through the centre and the west: in 33020 the average home dates to 1969, with the 1950s peaking at 6,984 homes and the 1960s adding 4,102. Then the seventies and eighties on the beach and inland, with 33019 averaging 1972. Three layers, three different materials, and the fix that is right for one street is wrong for the next.

Hollywood Lakes and downtown, the 1920s and 30s

In Hollywood Lakes, the canal-front lots were platted decades ago with narrow yards and short setbacks. That layout makes trenching tight, so we favor targeted repairs over open digging whenever the original metal supply lines are still holding pressure. Once they start failing, though, brown water and thin streams at the tap are the tell. This is the oldest stock in the group: galvanized on the clean water side, often already burst or patched, with cast iron on the drains.

The 50s and 60s core, 33020, 33021 and 33024

Drive west into Emerald Hills and the story shifts slightly: larger lots, deeper slabs, and drain lines that were often set in cast iron rather than plastic. Those pipes scale from the inside over the years, narrowing the channel until a slow drain turns into a backed-up tub with almost no warning. We scope before we quote, every time. In 33021 the 1960s peak at 6,474 homes and the 1970s add 6,403, and Driftwood and Boulevard Heights over in 33024 are ranch houses from the same run. Sixty and seventy years of service on drain pipe is the structural problem of this city.

The late 70s and 80s band

West of 33021, across 33023 and through a good part of the beach towers, the material changes again to polybutylene: the grey pipe installed between 1978 and 1995 that cracks and flakes because chlorine in the drinking water degrades the plastic from the inside. It was the subject of the Cox v. Shell Oil class action, and today no insurer wants to see it in a house.
